Brandt was awarded the mechanical and plumbing scope of this 340,000 SF downtown Office Tower. This included 14 floors and a mechanical penthouse above ground with 2 sub-grade parking levels and a remote 8 floor parking garage connected to the Tower with a sky bridge.

Brandt's scope included the HVAC and plumbing for the core building. The Tower HVAC consisted of self-contained water-cooled air conditioning units on each floor with medium pressure ducting. Heat pump units were provided to condition elevator machine rooms, IDF room, and core common areas. HVAC installation also included general exhaust, outside air, and garage ventilation equipment and ducting. Heat is rejected using cooling towers (approximately 1450 tons), with heat exchangers and pumps used in the condenser water piping system.

Tower plumbing consists of core bathrooms on each level, common area bathrooms, garage drainage with sump pumps, storm and overflow drainage and natural gas.

The Tower is located in the downtown Dallas area with virtually no lay-down space. HVAC and plumbing systems were almost exclusively pre-fabricated off-site.
