Richardson, TX
The TI R/FAB, $2.5 billion computer chip project, is located on 92 acres in Richardson Texas. TI's new one million-square-foot project includes a 220,000-square-foot FAB facility that is 1,000 times more sterile than an operating room. The facility consists of a Central Utility Plant, FAB building, Support Building, and several support buildings.
This very fast track massive project, with limited storage, required Brandt to have up to 160 hands on site in order to meet the contract schedule. Brandt installed the first piece of pipe with x-ray quality welds in elevated racks on April 2005. Brandt was able to start the chillers on schedule in October 2005 even with the challenging building erection schedule. Our forces included full time Safety and Quality control staff.
Brandt's $25M scope included underground and above ground plumbing, hydronic piping, ductwork including new KoolDuct systems, numerous HVAC equipment, process piping systems, insulation, fuel oil systems, chemical treatment, high tolerance millwright pump installation, start-up, maintenance, commissioning, and test and balance assist. As a LEED project, Brandt was required to maintain an Indoor Air Quality Program.
Brandt was responsible for all contractors' 3D AutoCAD design coordination including building a 3D Structural AutoCAD model of the entire building. Brandt had up to seven CAD staff on site to keep up with the hundreds of shop drawing requirements.
This project required that hydronic piping be chemically flushed at a rate three times higher than most projects. This required major planning and a scheduling challenge for our job support and our field supervision. These requirements made it necessary for us to install multiple and very large flushing by-passes through-out all Hydronic systems during a very fast track project.
